No Client Ever: “I Reached Out Too Early to My Realtor”

We real estate agents thread the needle with this topic and I was even accused recently on IG for creating “pitch vids” to get people to call me. If you know me at all, you know that I come at this job from a place of service and guidance. (I don’t have to chase down potential clients).

This is a WHOPPER of a misconception that proactivity isn’t needed. It’s essential in this evolving market and the smartest (and most prosperous) clients are taking action!

Here’s why:

Buying a new home or selling your current home is a significant decision, one that typically comes with a great deal of planning, preparation, and consideration. I don’t get asked all the time when is the best time to start preparations, but I should get asked more IMO. Honestly, it is never too early to start and you should start much sooner than you may think.

Early preparation allows you to address any issues, improve your home’s appeal, and potentially increase its value.

One of the most time-consuming aspects of selling a home is completing necessary home improvement projects. These projects can range from minor repairs to major renovations. Starting early allows you to tackle these tasks gradually, reducing stress and the financial burden. Repainting rooms, updating fixtures, and addressing any structural issues can significantly increase your home’s appeal.

Also remember that the real estate market is constantly evolving, and it’s essential to understand its dynamics in your area. Starting early gives you time to research market trends look into various neighborhoods, and narrow down your search.  I can’t tell you how many times a client has thought they had it all figured out just based on Zillow info.  It is imperative to get your boots on the ground and visit neighborhoods, tour properties, and see things in person.

Another crucial consideration is to have all the necessary documentation in order. This includes property records, inspection reports, warranties, any permits related to home improvements. Gathering these documents early can expedite the selling process and instill confidence in potential buyers.  On the buyer side, you’ll need to get your financials in order and get through the pre-approval process before really being able to make any real decisions.
